The Buildsmarter Process
With Buildsmarter Kitsets you can significantly reduce the time and costs associated with building a house, and if you wish, even build the Kitset yourself. This overview of the Buildsmarter process will help you to understand what’s required to get your Kitset home underway and completed ready to move in.

1. Confirm if a Buildsmarter Kitset is suitable for your site, and choose suitable foundations
Before placing an order for your Kitset pack, it’s important for us to be sure that a Buildsmarter Kitset is suitable for your site. So we can if need be, draw up a site plan for your Kitset, you will need to provide us with information such as: the type of foundation your kitset pack requires, clarify queries around floor plans and options for your kitset order. If you are working with a builder, they will also be able to help you with some of this.
2. Confirm your purchase of Buildsmarter Kitset and Pay a deposit
A 10% deposit is required, non refundable, to cover site plans, drafting work, administration costs, We can then provide referrals in your local area for preferred builders, through our business partners ITM. For your foundations and if you wish to undertake a full build contract. Your builder will help you with preparing your site and foundation options. If you are self building we will help with contact for site or foundation preparation.
3. Prepare consent documents for your local council
All Buildsmarter designs have to be drawn Ready to submit to local council for building consent, excluding Engineers Report or geo-tec report [ if required,] you need to ensure consent is received from your local authority to construct your Buildsmarter Kitset on your site, with the correct foundations. We are here to help you with your consent, and will draw up the documents you require, such as Drawings including, Floor plans, Foundation plans, Foundation details, Elevations x 4, Sections x 2, Plumbing plans, Roof plan, Bracing plan, Lighting and electrical, Architectural details;

for you to submit to your local authority, [ Council ]
4. Advise Buildsmarter when building consent has been received from local authority [Council] and order your foundation construction materials, if using a Sub Floor frame [piles]
- Order and pay for your foundation materials if using a sub floor frame [ piles ]
- Order and Purchase your Kitset less deposit paid.
- If you plan to construct your Buildsmarter Kitset as a DIY project on a concrete floor, we recommend engaging the services of a builder or a suitable Licensed contractor to help prepare your site and build your foundations.
5. Build your foundations
You or your licensed contractor can now build your foundations. Ensure you have an estimate for your foundations if using a concrete floor, and advise us of a date this should be completed, so we can try to arrange delivery of your Kitset to your site around this time. Delivery of Kitset is to be on a level, easy access site.
6. Begin construction of Kitset
As you are constructing each part of your Kitset, building inspectors from your local authority will need to visit your site at key milestones, for inspections, they are usually very helpful, and should provide guidance if you are self building.
7. Continue construction- Interior and Exterior Finishing
You can work on completing both the inside and outside of your Buildsmarter Kitset at the same time, arranging plumbing and electrical to be done as required.
8. Next steps
Items such as the kitchen, wall paint, light fittings, floor and window coverings can now be done allowing you to customise the interior of your home.
9. Code of Compliance Inspection
Your local authority will carry out a final inspection of your house and provide you with a Code of Compliance Certificate.
10. Congratulations – your Buildsmarter home that you have built is now complete.
